  • Understanding the Impact of Income on Home Loan Eligibility

    home loan

Your income is crucial in determining your eligibility for a home loan, as it directly influences the loan amount a lender is willing to offer. Recognising this connection can help you prepare effectively, ensuring you meet the requirements to secure the loan amount you need for your home purchase.

The Impact of Income on Eligibility for a Home Loan

A higher income increases the likelihood of securing a larger loan, allowing you to purchase a more expensive property. Borrowers with higher incomes are often viewed as less risky, which can lead to lower interest rates.

A higher income may also allow you to choose more flexible loan terms, such as a shorter loan tenure, which helps reduce the total interest paid over the loan’s duration. In contrast, a lower income may limit your loan options or the property price you can afford.

Your debt-to-income (DTI) ratio is another key factor in this process. This ratio reflects the portion of your income used to repay existing debts. A DTI ratio shows lenders you can handle additional loan payments without straining your finances. While a DTI alone does not determine eligibility, a lower ratio can make you more appealing to lenders.

The Role of Income in the Approval of Housing Loans

For salaried employees, lenders typically consider job tenure and consistent income as key indicators of loan repayment capacity. The amount you earn significantly affects your eligibility for a home loan. Many lenders set specific income thresholds, and if your salary is below these limits, you may need to consider alternatives:

    • Opt for a reduced loan amount to fit within your income limits.
    • Extending the loan tenure to reduce monthly repayments.
    • Including a co-signer with a steady income to strengthen your application.

For self-employed individuals, lenders often require additional documentation such as tax returns, financial statements, and proof of business continuity to demonstrate consistent income and economic stability. Without these, securing a home loan can be more challenging.

Other Factors that can Impact Your Eligibility for a Home Loan

    • Credit score: A strong credit score can make qualifying for a home loan more manageable and even help you secure a more favourable interest rate. Lenders use your credit score to gauge your financial responsibility, looking for a track record of timely payments and good money management.
    • Age: Younger applicants may be eligible for longer loan terms than older individuals whose retirement plans may limit the loan duration.
    • Employment history: A stable work record demonstrates financial reliability and can improve your chances of qualifying for a home loan.

    Conclusion

Income plays a vital role in determining your eligibility for a home loan. A higher income increases your chances of loan approval and helps secure better terms and lower interest rates. However, lenders also evaluate other factors, such as your debt-to-income ratio, credit score, and job stability.

Understanding these elements and preparing accordingly can increase your chances of a successful home loan application. Tools like a Home Loan Eligibility Calculator can help you assess your readiness and provide insight into the loan amount you may qualify for.

  • Top Strategies for Enhancing Workplace Safety Across Industries

professional technician engineer with safety hard hat working to maintenance construction equipment in industrial factory, inspection man having manufacturing occupation job of production technology

Ensuring workplace safety is a universal priority that transcends industries and job roles. From bustling construction sites to quiet office environments, implementing robust safety measures can reduce accidents, increase productivity, and foster a culture of well-being. Here are the top strategies for enhancing workplace safety across industries.

    1. Conduct Regular Safety Audits

A thorough and consistent safety audit helps identify potential hazards before they lead to accidents. By analyzing past incidents, reviewing safety protocols, and assessing equipment, organizations can proactively address safety concerns. Regular audits ensure that safety measures remain relevant and effective, keeping up with evolving workplace challenges.

    2. Provide Comprehensive Training

Training employees in safety procedures is critical. Whether it’s understanding machinery, learning emergency protocols, or recognizing hazardous materials, proper training empowers employees to act safely and confidently. Ongoing refresher courses and hands-on demonstrations further reinforce safety knowledge, reducing the likelihood of accidents.

    3. Leverage Technology for Safety

Technological advancements have transformed workplace safety. Automated systems, wearable devices, and monitoring apps are increasingly being used to enhance safety practices. Lone workers face unique risks due to their isolation, including delayed emergency responses and heightened exposure to hazards. In Canada, where vast geographic regions, remote worksites, and harsh weather conditions are common, these risks can be even more pronounced. Workers in industries such as oil and gas, forestry, healthcare, and utilities often operate in isolated areas where immediate help may not be readily available. Using targeted solutions like a lone worker app in Canada can help address these issues. These apps provide features such as GPS tracking, automated check-ins, and emergency alerts, ensuring that lone workers can quickly access assistance when needed.

    4. Install Safety Signage and Barriers

Clear signage and physical barriers are essential in high-risk areas. Safety signs provide crucial information about potential hazards, while barriers prevent unauthorized access to dangerous zones. Combining these elements minimizes risks, ensuring employees and visitors stay safe.

    5. Encourage Open Communication

Creating a workplace where employees feel comfortable reporting hazards or suggesting improvements fosters a proactive safety culture. Managers should prioritize open communication channels and respond promptly to concerns. Regular feedback sessions and anonymous reporting tools can further encourage employee participation in safety initiatives.

    6. Maintain Equipment Regularly

Regular maintenance of tools and machinery reduces the likelihood of malfunctions, which are common causes of workplace injuries. Scheduled inspections and adherence to manufacturer guidelines ensure that equipment operates safely and efficiently. Maintenance logs and checklists help track and verify these efforts, demonstrating a commitment to safety.

    7. Promote Ergonomic Practices

Ergonomic practices help prevent injuries caused by repetitive tasks or poor workstation design. Providing adjustable furniture, encouraging proper posture, and incorporating regular breaks are simple yet effective strategies to enhance employee well-being. Ergonomic assessments can identify areas for improvement, reducing the risk of musculoskeletal disorders.

    8. Prepare for Emergencies

Emergency preparedness is a cornerstone of workplace safety. Organizations should develop and regularly update emergency response plans, covering scenarios such as fires, chemical spills, and natural disasters. Conducting drills and equipping employees with the necessary skills and knowledge ensures they can respond effectively during crises.

    9. Foster a Safety-First Culture

Safety must be ingrained in the workplace culture, with leadership setting the tone. Recognizing and rewarding safe practices, integrating safety into daily operations, and emphasizing its importance during meetings help create an environment where safety is everyone’s responsibility. When employees see safety as a shared value, they are more likely to adopt and uphold best practices.

    10. Adapt Strategies for Industry-Specific Needs

Different industries face unique safety challenges. Tailoring strategies to specific needs ensures maximum effectiveness. For instance, healthcare workers may require training on handling biohazards, while construction workers benefit from fall protection systems and scaffolding inspections. Customizing safety measures demonstrates an understanding of industry risks and a commitment to addressing them comprehensively.

By implementing these strategies, organizations can significantly improve workplace safety and ensure the well-being of their employees. Investing in safety measures—including solutions tailored for lone workers—is not just a legal obligation but also a vital step toward creating a thriving, secure workplace.

BharatNet connects over 2.14 lakh gram panchayats with broadband: CentreIANS

Driven by mobile data and fixed broadband segment, the telecom and pay-TV services revenue in India is projected to increase at a compound annual growth rate (CAGR) of 2.5 per cent from $44.9 billion in 2024 to $50.7 billion in 2029, a report showed on Friday.

GlobalData’s ‘India Telecom Operators Country Intelligence Report’ revealed that mobile voice service revenues will decline during the forecast period due to a steady decrease in mobile voice service ARPU, with users increasingly shifting to OTT communication platforms.

    Bharti Airtel

Airtel’s 5G network reached 140,000 villages as of September 2024blog.stockedge.com

“4G is the leading mobile technology by subscriber base in India, accounting for 68.9 per cent of total mobile subscriptions registered in 2024. However, this share is expected to decline to 32.1 per cent in 2029, due largely to subscriber migration to high-speed 5G services,” said Srikanth Vaidya, telecom analyst at GlobalData.

Mobile data service revenues, on the other hand, will continue to increase at a healthy CAGR of 5.5 per cent over the forecast period, driven by the continued rise in smartphone adoption, growing mobile internet subscriptions, and increasing consumption of mobile data services.

According to Vaidya, 5G services, on the other hand, accounted for 15 per cent of total mobile subscriptions in 2024, which will increase to 61.8 per cent in 2029, driven by ongoing 5G network expansions by mobile operators.

For instance, Airtel’s 5G network reached 140,000 villages as of September 2024.

The report mentioned that fixed broadband service revenues is expected to increase at a CAGR of 6.2 per cent over the 2024-29 period in line with the steady rise in fixed broadband subscriptions, particularly over FTTH/B access lines.

“Growing demand for and increasing availability of higher-speed fibre broadband connectivity on the back of the government’s efforts to expand fibre network infrastructure across the country will drive the adoption of fibre broadband services over the forecast period,” said Vaidya.

For instance, the Phase III of the BharatNet, worth Rs 650 billion ($7.8 billion) is expected to start in near term with an aim to improve fiber broadband connectivity in rural areas across the country.

Speaking to Connected to India’s Sudipto Maity, Angeline Poh, Chief Customer and Corporate Development Officer, Mediacorp, said, “Let’s Celebrate 2025 is more than a countdown show — it’s a showcase of Singapore talent, a platform to bring different communities together and the start of Mediacorp’s celebrations for SG60.”

“Through our partnership with Singapore Sports Hub, this event takes on added significance, with our first-ever staging at this landmark venue. Whether you are joining us in person or tuning in from home, we invite everyone to be part of the celebrations as we usher in the new year together,” Angeline said.

Let’s Celebrate is Mediacorp’s flagship year-end countdown event which features a lineup of vibrant performances and on-ground activities, aimed at bringing different communities together to usher in the New Year.

Performers of the countdown show each year also include local artistes, reflecting Mediacorp’s commitment to nurturing talent and providing them with a platform to shine on a national stage.

CtoI also reached out to four of the several artistes who will feature in the upcoming edition.

“My best New Year Countdown memory in Singapore was at Chinese Gardens when I was a kid in the 1990s. We used to go and see fireworks near Jurong Lake Gardens as an extended family with my cousins, picnic till 12 midnight with gentle music in the background and playing board games whilst waiting for the countdown! A low-key but memorable countdown for us as children growing up in the grassroots of Singapore!” singer Kaushik Iyer told CtoI.

A seasoned artiste with over 15 years of experience in Indian classical and contemporary music, Kaushik first gained recognition as the winner of Yaar Antha Star, a Tamil singing competition.

“I am thrilled to be part of this year’s show as it’s my first time performing at the Mediacorp Let’s Celebrate 2025 countdown show. The electric atmosphere and experience will certainly be a core memory,” Kaushik added.

Mista B, who is making waves as a multi discipline artiste in the city-state, will also be performing in the countdown show for the first time. Sharing his expectations, he said, “It’s definitely going to be special and vibrant.”

Also known as Baha, the actor, singer, songwriter, composer, host, dancer, and choreographer will be performing a mash up along with Tosh Rock. “It’s going to be an exciting collaboration no one expected coming,” he told CtoI.

Popular singer, composer, actor, and host Vishnu Balaji, who is one of the regular faces in Mediacorp events, said featuring in the upcoming programme means a great deal to him as he always wanted to perform for this show. Vishnu, who will be performing a medley alongside many renowned homegrown artistes, stated that this is also an opportunity to showcase a different side of him.

Asked about his frequent collaboration with Mediacorp and if he enjoys this privilege, he said, “I should say they’re definitely fond of my craft. I am grateful for every opportunity given, and Mediacorp is like a second home to me and many other artistes out there.”

Pavithra Nair, who rose to fame as a finalist in Vasantham Star in 2011, said she’s thrilled about her upcoming performance.

Recalling her association with the countdown show, she told CtoI, “The first countdown show I remember being part of was the countdown show back in 2012 on Vasantham! It was my first time celebrating countdown without my family but with my newfound media family. I was part of countdown shows for so many years that it only feels right to celebrate it the exact way with that exact amount of enthusiasm and enlivenment.”

“It is truly one of the most exhilarating and fulfilling experiences being part of something huge, with that many artistes, people, and grandeur, welcoming the new year. Everyone will be in such high spirits throughout the day and showtime as well! Being part of such a show tends to remind me of my purpose as well,” she added.

Apart from countdowns, one integral part of the new year is a ‘resolution’, whether one keeps up or not. Naturally, CtoI put out the question to all four artistes.

“It’s always hard to believe in it just because I know how hard it is to stick to them and to fulfil them year-round or at some point, but I still create them with lots and lots of hope,” Pavithra said.

Mista B showed ‘consistency’ with his resolution. “My new year resolutions have always been the same since day one. To make my passion and hobby full-time!” he said.

Kaushik said, “My new year’s resolution is to practice more mindfulness and make Indian Carnatic Music more accessible through our band — ReinKarnation. Living amidst uncertain times, I wish to find solace in meditation and music.”

When asked about his resolution, Vishnu kept it short. “To be a better human than I was last year,” he said.

Let’s Celebrate 2025 will kick off with family-friendly activities at 5pm, followed by a live DJ set at 7.30pm, leading into the countdown show at 10pm at the OCBC Square at Singapore Sports Hub.
