Starhotels has unveiled its latest project: Teatro Luxury Apartments Firenze, a landmark in urban regeneration. This transformation of the former Teatro Comunale di Firenze introduces 156 luxury apartment-style residences that unite historic Italian grandeur with modern design. The property, located on Via Magenta, stands near the scenic Lungarno riverfront promenades and Santa Maria Novella, with convenient access to Florence’s key attractions.

Originally opened in 1862 as the Politeama Fiorentino theater, this venue hosted cultural icons like Maria Callas before its closure in 2014. The long-vacant site has been revitalized, blending historical significance with contemporary luxury. Starhotels, a Florence-born hospitality company renowned for its Italian heritage, now oversees the property, adapting its signature service to an innovative residential model.

“This project reimagines Florence’s cultural legacy, offering a unique way to experience the city’s architecture and history,” said Elisabetta Fabri, President and CEO of Starhotels.

Three distinct buildings—Verdi, Rossini, and Puccini—now house the apartments, named after the theater’s artistic heritage. At their center lies Piazza Maria Callas, a new communal square designed by the City of Florence to reconnect the site to its surroundings.

Accommodations range from studios to spacious three-bedroom layouts, featuring Art Deco-inspired interiors, premium materials, and private terraces. Designer bathrooms, Turkish baths, fully equipped kitchens, and ample storage cater to both short and long-term stays.

Family-oriented programming includes multi-bedroom residences, curated children’s amenities, and tailored experiences across Florence. Guests also enjoy social lounges, co-working spaces, and a rooftop terrace with a hydropool. Exclusive experiences, such as Tuscany hot-air balloon flights and private wine tastings, are available.

Residents gain access to Circolo del Tennis Firenze, offering tennis courts, swimming pools, and dining facilities. The development prioritizes sustainability, with 97.5% of demolition waste recycled, renewable energy systems, and a target for LEED Gold certification by 2025. Local craftsmanship and neighborhood improvements further underscore the project’s community-focused ethos.
